Properties Prices are based on three main factors.
1. The Age
of the property
2. The Size
of the property
3. The
Location of the property
Other
optional items may have additional charges.
For example
bear beam houses have crawl spaces and I charge extra to inspect
them.
Swimming
pools, lawn sprinklers, septic systems, water wells, outbuilding and
gas leak tests have an additional charge if you want to have them
addressed.
Phase based
new construction has it’s own pricing considerations and each
building is different.

for an estimate for the particular property you are interested.


What I do

A home inspection is an independent,
unbiased and limited report on a residential building's systems,
components and conditions. I perform an evaluation of the visible
and accessible systems of the home and provide opinions on property
condition. The information we provide can reduce risk and help you
make your purchasing decisions. Your presence at the inspection is
mandatory.
I am
willing to customize any inspection in order to serve a client's
specific need (within the confines of the law and business ethics).
My pledge to you is to produce accurate and timely results while
operating under the principles of integrity, accountability and
confidentiality. I am committed
to applying our extensive skills and resources to meeting the needs
of my customers in an exemplary manner. My customers' success
depends on accuracy and diligence, as does mine as the service
provider.
What I don't do

I do not outsource any inspection or use
subcontractors.
I do not get or give "kickbacks" or any
other form of side deal payment.
I no longer inspect properties that are
valued at less than $110,000.
I do not inspect properties where the
water, gas, or water utilities are turned off,
I do not do any "favors."
Everyone is treated the same.
I do not inspect properties where the
structure was built before 1945. They often have far too many
problems that are caused by a lack of code compliance and proper
maintenance. Some people buy these properties because they are the
only ones they can afford. Some times they buy older properties
because of its location. In that instance, location can be more
important than quality and safety. The worst of the older properties
should be torn down and new construction created. Many of the
older homes have problems with lead paint and others have asbestos.
Both are health issues that need to be avoided if at all possible.
Some investors buy the older properties and turn them into rental
units. The renters then have to deal the problems associated with
code violations and health issues. Other investors buy these house
at low ball prices, fix them up a little and then push them of as
renovated properties. This is know in the business as "flipping a
property."
I do not inspect properties located in
high crime areas. Enough said. You can find out about crime in a
specific region (policed zones) just by contacting the proper
authorities. Life is to short to excessive risks in rough /lawless
/minimized protection areas.
I do
not assume liability from or obligation to any third party. No
exceptions.
I don't
give any discounts beyond the
quoted
price. No
exceptions. There are some coupons in regional areas that are
periodically distributed.
I don't compromise my
ethics and honesty for anyone for any reason.
I do not often inspect in any area outside Harris, Fort Bend or
Galveston Counties. - Brazoria, Montgomery and Liberty county
inspection have a travel charge.
I don't give
any referrals nor do any free consultation or training.
I do not get
involved in disputes between any client, builder, real estate agent,
contractor, insurance company, lawyer or other professionals or
individuals.
I don't "bubble" with enthusiasm, spin
subjects away from the truth or deal with any hyped up marketing.
There is already enough of that in the world. When you deal with me,
you are dealing with matters of FACT and pure gravitas.
I don't respond to phone calls from "unknown caller",
"private number" or any of the dreaded "telephone solicitors or
survey takers."
I don't speak, write
or read in any language other than "honest to goodness, plain
spoken, everyday down home, bet your bottom dollar, as a matter of
fact, good ole 100%
American style ENGLISH."
