Information on this this related subject and many others is now available only in commercial format. The available formats are printed books, e-books, non-editable PDF formats and  Power Point presentations. Some copy rights protected data can be downloaded for a set fee.

Since the nature of the Internet has changed dramatically form its inception as an educational source to the its current status, as an a sales, marketing and advertising avenue for enhancing profits, much of the more valuable content has disappeared and commercial ads have taken its place.

Rather than to help the public with the distribution of endless free information, overly generous consultation (that also aids competitors and seekers of totally free information,) this site has become more commercial in order to protect the valuable intellectual copy rights protected property that is now for sale.

It has been a sweet ride for those who have benefited greatly from past generosity, but the glory days of virtually endless free intellectual altruistic content are a probably thing of the more innocent past.

Many thanks have been returned to those who have given many compliments to the site's valuable copy rights protected content. Now it is time for the public to pay the piper now that the free concerts have ended. Processes are now underway to convert the detailed supporting educational; data to sell-able commercial products. There will be more details to follow as an on-line retail store develops.

Continuing along this line no more free phone consultation shall be given. Any detailed information requests will be supplied only with a proper transaction of funds. Your understanding of this important, and necessary policy is appreciated.

apartment complexes, professional services buildings and retail stores and a variety of

commercial operations such as Hospitals, Stores, Strip Centers, Office Buildings,

Warehouses, Light manufacturing, storage facilities, Gyms, and  light industry facilities

are the type of properties typically inspected.

Heavy industry that deals with chemical processes and often have environmental hazards

are not usually inspected due to insurance and health concerns.

Property Inspection Report formats are sometimes altered to suit your specific needs.

Most formats are under the general guidelines of the Texas Real Estate Commission.

Commercial Roof Leak Inspection

A special ASTM assessment is also available.
ASTM - Property Condition Assessment

An ASTM Property Condition Assessment or ASTM PCA is a specific kind of due diligence, pre-purchase, pre-lease, or post-lease inspection, performed according to a specification developed by ASTM or the American Society for Testing and Materials. The purpose of this specification is to "define good commercial and customary practice …for conducting a baseline property condition assessment …of improvements located on a parcel of commercial real estate by performing a walk-through survey and conducting research as outlined in the guide." Additional information and a copy of this guide can be obtained from ASTM.

An ASTM PCA differs from the TREC Basic Report in that the ASTM PCA also includes detailed document reviews, personnel interviews, and probable costs to remedy physical deficiencies, plus other requirements listed in the specification. An ASTM inspection also cost more.

The building code used to check many commercial properties is

the International Building code and The National Electric Code.

Special applications use additional codes for plumbing, structural, and fire protection.

Attention is given to any potential safety concern.

Your inspector will be very trained in all the necessary areas for a comprehensive inspection.

There are many more photos available related to past inspections. Space does not allow more in this area.

Our inspection services cover all commercial property types, If it is a commercial property type there is a good possibility that a similar property like it has been  inspected.

Our Commercial Inspection is an unbiased, professional assessment of the condition of the commercial property you are considering for your business. You will get our expert professional opinion and a comprehensive report on the physical condition of the building, and the various systems in it.

Giving you peace of mind so you can concentrate on your business instead of your building is our first priority.

A Strictly Business inspection is a thorough and complete inspection...Therefore, the inspection process may take 3 to 5 hours or more. The actual time will depend on the size, complexity, and condition of the building, as well as what you intend to use it for and what it is/was being used for. You are more than welcome to accompany the inspector during the inspection. This will give you a chance to ask questions and become familiar with the systems in your building.

We inspect all the structural elements and systems in the building, and operate/test everything that is possible and safe to test. (Clearly, an air conditioning system can't be tested in the winter and a heating system can't be tested easily in the summer, etc). If the heating is run during the summer, the occupants of the building will be quick to complain about the excessive temperatures. If the air conditioning is run with a temperature below 60 degrees F. the system can be damaged.

If there is specialized machinery or equipment, then you or someone who knows how to operate it must be present if that equipment is to be tested.

You may include or exclude anything in the building from the inspection and the report.

Items that will typically be included in an inspection are:

Foundation and/or basement
Roofing
Exterior, walls, siding etc...
Water supply systems and piping, including water towers, where installed
Fire Protection systems including sprinkler systems, if installed
Electrical systems
Plumbing systems
Interior
Doors and windows
Heating and air conditioning systems
Ventilation
Elevators
Any industrial machinery or equipment that will remain installed and you anticipate using can be tested, subject to safety considerations
Additional items and systems unique to a particular business or property can also be inspected such as conveyor belts.

You'll receive a full written report of the inspection.

The report, which is in narrative form, will inform you of anything that might affect your purchase decision.

Worldwind Buildings Systems Project

 Architecture, Structural

The project was related to creation of company standards for the engineering department. My specific goal was to document previous efforts in organization and programming a clean interface between the standard AutoCAD platform under Unix and a front end preprocessor running under a mainframe operation system. The AutoLisp interface driver programs used frequent file I/O processes to generate fabricated sheet metal building drawings.

Code was created to have the user input the basic requirements for these buildings that could be generated with up to thirty bays. Typical layering and views were generated for end wall and side wall elevations, roof plans and anchor bolt details. Other sections related to the frame structures and cross sections. All the building members needing fabrication were attributed to create a standard bill of material system. Civil details for skirts and rebar details were indexed to give the client sufficient information to lay cement foundations. A set of details for a generic three bay building could be created in approximately fifteen minutes.
